Because you live in the DD SD. Only kidding. Going through the same process right now. We have someone we are thinking of renting to that has a terrible credit score, but she has respectable/responsible employment and she insists her financial troubles are from a long divorce and custody battle. That's my only concern with the person we're currently dealing with (Finances aside, I have no doubts she'll otherwise be a good tenant). All her references check out (including with the property management company she's currently renting through). You have to take a leap of faith sometimes.....
Finally rented my house out. They move in May 1. Seems like good tenants. After having about $5,000 in repairs after the last bunch I didn't want to take any leaps of faith. On the other hand four months of no tenants wasn't exactly cheap.
