Across the river from you in an older section of Vancouver, WA. I am in the neighborhood known locally as Rose Village. The amount of rapid increase in property values in my neighborhood the last couple of years is beyond my comprehension. Guess the location also as a lot to do with it.
The house next door to mine has sold 3 times in the last 2 years. The first time when the older gentleman passed away that had lived there for 50+(?) years. His son sold it to a speculator. A couple of months later the speculator sold it to a flipper that remolded it (using a lot of cheap illegal immigrants to do the remodel work). The flipper sold the remolded home to a nice younger couple with decent jobs that paid about 7 times what the son sold it for 2 years ago. Unbelievable, but true, I confirmed all of the sale amounts in the county public records.
All these damn white people moving in and changing everything. Stop moving here white people! We already have enough of you!

I've always thought Gresham was kind of crappy, but it was going down hill a long time ago. I had a friend who was living pretty close to old Gresham and there was gun shots and tons of crime. Not where I like to hang out.
