If someone is acting like a child, it doesn't really get the message across if you call them an adult....

I know what you're talking about. I had to learn the hard way but at least I learned. I once worked with a guy who was in the backfield with Terry Baker and Mel Renfro at Jefferson High, Paul Green, older brother of Woody Green 16th pick in the NFL. I was use to being around White boys and we all had an expression that was "I know what you mean, boy." It had nothing to do with a person's color. So, one time Paul said something I agreed with and I said "I know what you mean, boy." as innocent as it can be. Paul, the nicest guy you ever met, flashed me a face of intense anger and I haven't used that expression since, a period of 50 years. I actually understood how that could make someone of another color, especially Blacks, angry by putting myself in their shoes. It is and was a demeaning expression and just should never be used.
