    Need to rank with metro area for the baseball impact... Portland is higher up in the early 20s. It is far more affluent and growing than Cleveland types. One of the or the largest market with a single pro sports team.

    PDX baseball may not happen soon for many reasons. But it's certainly not because Portland is a "tiny" city.

    Also, this is the type of development that needs to happen for whatever area that is selected for the baseball stadium in Portland. There is no room for anything like this in the South Waterfront site. A baseball stadium needs to be an development and economic catalyst. The South Waterfront site is developed.

    Imagine 20 years of development and growth in Industrial Northwest.

    Terminal 2 is where the stadium needs to go.

    Thats over Sly. Terminal 2 signed a lease with another company and Zidell yards is pretty much under contract.

    Not only that, Terminal 2 isn't a better location for several reasons. There is no infrastructure there, and there is no mass transit there like there is at the South Waterfront.

    I'd let those who actually are doing this, do this, instead of thinking I know better than people who are footing the bill.

    Imagine that this development, whatever it means, never happens. The city of Portland ends up with a stadium surrounded by parking lots in an industrial area,

    with no rail service, zero walkability, everyone driving there and getting the hell out after a game.

    Something like Citi Field in New York Citi is a possibility if the promised development never happens in the Terminal 2 area.

    There are several areas that have not been developed in South Waterfront.

    Also, the area in SE Portland on the other side of the river (circled) looks about as developed as the NW industrial area (or the Pearl District used to be).

    It is under-developed compared to inner NE, downtown, and the Pearl District.

    The proposed OMSI District is in this area. Which refutes the idea that development isn't possible. There are already plans for development. In an area already served by light rail and the street car. Within walking distance to the South Waterfront.

    The South Waterfront site is served by the Portland Street Car North-south line (terminating at NW 23rd Avenue), the counter-rotating A and B lines that run through central Portland, and the Orange/Yellow Max line.

    You would be able to walk across the Tilikum Bridge and have a fantastic view of central Portland and the stadium.

    There is a rail yard on the other side of the river from Terminal 2. There will never be a pedestrian/bike/transit bridge across the river to the Terminal 2 site.

    Actually mass transit “light rail” would be about the easiest issue I can think of the remedy for NW beings the street car runs right to Raleigh and through lovejoy already. Then of course there are dozens of rail lines already in place all along Yeon.

    Then there is this little thing called interstate 405 and it’s 6 lane link to the area off the Fremont bridge.

    Would any of you like to discuss building the actual structure?

    South waterfront lacks anything for anyone under 40. It’s about as boring as you can get and there is no room to build anything to change that.

    Ironically it took Portland being fucked for us to beg for this level of recovery
