    I saw Batum in the Tualatin Fred Meyer's on Christmas Eve.

    I went to Applebees in Tualatin after a Blazer game a few years ago, and it just so happens that Dante Cunningham was meeting his parents there after the game.

    Also seen multiple Blazers at Mashita's Teriyaki in Tualatin over the years.

    I deliver in Happy Valley often. They consider anything east of 82nd from Johnson Creek down to pretty much Highway 212, to be Happy Valley. There's some pretty seedy spots over there. Plus there's a shit ton of apartments over by Clackamas Town Center. On the flip side, there is tons of wealth in the HV. Some amazing houses up on Mt. Scott.

    You can walk into the Safeway in HV at any given time and get whiplash from all the fine hunnies walking around.

    I'm confused. Given your crazy attachment/bias to Central Oregon, I assume you're talking Central Oregon. But that's not a "side". Nobody refers to the center of a square or rectangle as a "side".

    That being said, it's a stat, and it can be manipulated. I imagine a significant portion of the Bend-area crimes are property-related. But as I google Bend crime stats, it's clear that there's more crime in Bend than many other areas of the state. The 4-5 websites I reviewed all indicate similar findings, so it's not the "safest" and it's not the "safest "side". If you feel that safe in Bend, imagine how some of us feel in our places that are rated as safer than Bend. And yet, we're still so close to the amenities of a bigger city.

    I have several friends that live in the area - there are some VERY expensive homes in that area. I dated a girl that lived way up at the top of HV (she was a bit crazy, though). And yes, it would be easy to get whiplash. As I drive up Sunnyside, deeper into HV, all the girls out jogging....... Wowzers.

    His brings up a good question as I might pull out of buying a house in troutdale because the seller is acting weird.

    Troutdale house for $230,000. 2,000 sq ft home on 7,500 sq ft lot
    Or
    Happy valley for 260k 1600 sq ft home on 3400 sq ft lot

    No way. I grew up in troutdale, wifey grew up in happy valley. We would never want to live in Portland. It's basically between troutdale and happy valley. Tigard could be in the mix. We like west Linn but don't want to spend 400k.

    To each his own. I guess it depends what your activities are, where you spend your time, etc. Troutdale ain't bad, but it's just feels so far out, and just close enough to the gorge that you kinda get screwed when wintry weather threatens the area. For someone that didn't grow up there and has never lived there, it's always kind of felt like SE Portland spreads to Parkrose > Gresham > Troutdale.....

    And yes, West Linn prices are ridiculous (I've never regretted purchasing our house, but it's insane). BUT....... you can find some solid deals out here. But I'm curious to see how the market responds this spring/summer time. We're about to hit prime real estate season, and things have settled, and prices have slowly been creeping back up.

    That's because the Civil War was in Eugene, and the crime rate skyrocketed after all the OSU "fans" came to town.

    Yikes. I've always felt troutdale > Gresham > parkrose

    Parkrose has bad crime, so does Gresham, but not out in Powell valley. Troutdale is pretty safe and has like one sex offender. If you're off troutdale road you get a little country and no riff raff other than car breakins and juvenile Shit.

    Not to mention right next to I84, wifey and I both work near the Hollywood district

    I wasn't referring to crime, I was referring to how SE PDX just happens to sprawl out along the 84 (those were directional arrows, not mathematical arrows). Believe me, I agree with your assessment if we're using the arrows in the mathematical way.
