LOL. Realtors do not "sell" homes. Realtors list homes for sale and market them. Realtors assist buyers in finding homes that are listed for sale. Realtors assist buyers in presenting their offers, and assist sellers in responding to those offers. Realtors assist with information on relocation, employment, schools and recreational activities in the area. And I've yet to meet a single home buyer who "bought a home they couldn't afford". Of the multitude of short sales and foreclosures where I've met the people losing the home they've all fallen into these categories: 1. Skyrocketing healthcare costs destroyed their savings forcing them to sell their home in a depressed market where they could not recoup their investment. 2. They were conned into a loan by a bank representative or a mortgage broker where the original fair terms were changed after a couple years to punitive and unconscionable terms that both the mortgage broker and the bank knew from the start would likely result in a foreclosure. 3. They lost their job and were unable to find comparable employment, if any.
I treat all inquiries as serious. Anyone "wasting my time" would obvously be wasting their own time as well, and I don't really believe many people out there have no better way to waste their time than to look at homes unless they have some sort of interest in eventually purchasing one. Admittedly, some Realtors are lazy or don't see the big picture and blow off prospective clients who don't seem ready to buy today or don't know exactly what they want or don't plan to purchase until some distant time in the future or want to see a ton of homes so they have a better idea of what's available. These Realtors may say they need a pre-approval letter before they can show you property. What they really mean is don't make me work too hard, just come see me when you're ready to buy a home. These Realtors are idiots, and don't last long if they actually depend on income to survive. A typical millionaire in Beautiful Central Oregon wears faded, stained coveralls and a 40 year old cowboy hat that looks like his horse tried to eat it. He drives a 15 year old, banged-up pickup with no AC or stereo in it. He may originally be inquiring about a bare lot for $8,000 but if he respects how he is treated on first impression may end up buying a huge ranch through the Realtor. I'll show property to anyone, anytime, no pre-conditions. I enjoy meeting people and I enjoy showing property. Once a client feels they are ready to get serious about finding THE property that they might make an offer on, I advise them to get a pre-approval letter from a lender. It requires very little effort, usually a 5 minute phone call. The reason it's good to have one is most sellers, and nearly ALL foreclosure sellers, require that you submit a pre-approval letter with your offer. They won't look at your offer until they get that from you and they may acept another offer while you're scrambling to get your letter.

I'm puzzled by the title - if not us, who? What exactly are "us" supposed to do? Please be specific. There have been protests both from women worldwide (and men) and an official protest by the US. Are you saying mount another invasion of another country? Or what? This was not the only recent attack on a schoolgirl. In the Philipines, another 14 year old was abducted and repeatedly raped over the course of a week, when publicity about her disappearance scared the rapists into releasing her. Her school called the entire student body together and publicly expelled the girl in front of all the other students for having brought "shame" to the school. Brian, you can try to put the blame on one religion. I just wish it was that simple.

If a someone tells Maris that they are pre-approved for a $300,000 mortgage and would like to see homes in that price range do you want Maris to pull a credit report on them? ask to see a budget? go over their monthly expenses to see if they can afford the house?

Since all my clients are either still comfy in their homes or have re-sold them for a profit I'll have to address your question hypothetically. Hypothetically, the only way someone can be financed for a home they cannot afford, or will not be able to afford in the near future due to contract changes scheduled in the original loan, is through blatant fraud. The fraud would have to be perpetrated by either the buyer, the mortgage broker, or both. The fraud would also have to be deliberately ignored by the lender's underwriter since most fraud is easily detected in this process. As a Realtor, the only way I could have knowledge of this would be through a confession from my buyer or the mortgage broker. If something like that ever happened, or even if I suspected it was happening, I would withdraw myself from the transaction and from any future association with the suspected party or parties. The typical over-financing scenario involves a mortgage broker who tells the client to leave out certain info or fudge about their income, and?or tells them not to worry about the "hidden" rate increase in 2 years because they can easily re-finance on their equity at that time. Sometimes the client may deceive on their own, but the mortgage brokers should catch it if they are following the law. But I really feel the lender fraud hype is sort of a red herring to distract from the bigger picture. But as I've said before, the vast majority of foreclosures are due to the skyrocketing cost of living (healthcare, gas, food) and the falling rate of compensation for the average American worker.
