The asking price (which is just the starting point for the bidding war to come) justifies the fact that it pays to do it right from the start. Good quality work is worth every penny spent......
And we have lift off FAMS...... Just met with my guy Carlos. He is about to begin leveling and rebuilding my sagging porch. Complete teardown and new roof, install 3 skylights. Paint and new windows. Poor new concrete steps. Old ones are in bad shape. The wife and I are very excited.
Have you started yet? I would treat this job as if I were doing new construction as closely as possible. So the preliminaries are to get the house like it was just put up and ready for electrical, plumbing, heating etc.. That means the first contract is the rip the interior of the house to stud wall. Then get testaments for: Fix and replace plumbing Replace electrical. Install heating. Check with your contractors to make sure you get the above in the correct order.
Not doing that much to it inside. We are going to finish the basement next. I was told I should rewire the house and re plumb, so that will be first up after we finish the roof and paint outside for sure. If we have money left over, we will do the kitchen and main floor bathroom. I plan on things costing more than planned, especially when dealing with a 97 year old house.
not sure if you've done it yet but I'd paint last .....especially after any electrical or plumbing...might have to remove some freshly painted drywall otherwise and paint it again.

Only painting will be outside. If we are able to remodel the kitchen or bathroom, it will definitely be after all the electrical work is done.
I was very close to just having some of the homeboys do all the work on the down low. Father-in- law and wifey are making me get all guys license and bonded with real web sites and everything. I know it's the correct way to do it, but I know I could have saved a ton of money for sure having my yard guy's family do all the work. Trying to use as many hookups as I can with things though.
Would love any recommendations on skylights and windows. Want to get that installed before they start painting. Roof guys are installing my skylights, just have to order them. I keep hearing Millguard is the way to go. The windows we have are all the original double hung woods. Wish we could get them rebuilt or fixed. To order new versions of these ones would cost me $30,000!!!!! That ain't happening FAMS!
Broke ground yesterday FAMS. Porch was sagging, along with the house a bit. 97 years old, guess that will start happening. My guy Carlos and the boys demoed the whole porch and stairs. Rebuilding then starting on the roof. He's going to take down the furnace chimney while he's up there. Paint after that. Had my man come measure for our new windows. Replacing each one. Said we will notice how much quieter it makes the house. Getting the top energy efficient ones and three skylights for our upstairs.
